Introduction
Pencob House Bed and Breakfast has 2 guest
bedrooms and a guest sitting room. The double room has an
en-suite bathroom and the twin room has it's own private bathroom.
Guests' bedrooms and sitting room are situated on the first
floor. This statement provides a summary of our provision.

Pre-Arrival
- Bus stops are within 5 minutes level walk away. The buses
serve the local area and connect with Kings Lynn (15 miles
away) on a regular basis.
- Main line railway station is at Kings Lynn, which is
only a few minutes walk from Kings Lynn coach station.
- There are several local taxi services which we can book
for you.

- Arrival & Car Parking Facilities
- We have adequate off-road car parking in our driveway.
- All roads, drives and footpaths to the property are tarmac
or flagstone.
- Assistance is given to help guests and their luggage
from their car to their room if required.
- We have a garage where guests can store their bicycles.
- The property signage is large and clear and situated
at the side of the road in our driveway.
- There 1 door bell which can be easily reached.
- The area is lit at night by outside lighting on the property.
- There are 3 steps up to the front door.into the property.
The height of each step is 6" (13cm) and the width
is 45" (114 cm) There are hand rails to the right of
steps.
Main Entrance & Reception
- The front door is a single door and is 31" (80 cm)
wide. It is self locking and guests always have their own
key. The front door opens into the entrance hall/reception
area with tiled flooring.
- There is an excellent standard of bright lighting throughout
all areas.
- There are additional keys to all rooms available if requested.
- There are 13 stairs to the first floor landing which
has 45 degree turn to the right. The stairs are 33"
(84cm) wide and 8" (20 cm) in height. There is a wooden
handrail to the left of the stairs 37" (95 cm) above
the treads.
- The landing is 42" (106 cm) wide and has a wooden
balustrade the length of it to the right.
- The hall and stairs are very well lit and lights are
kept on during the night.
- The stairs and landing has short pile carpet.
- All doors leading off the hall/landing to public rooms
or guests rooms are wooden fire doors.
Dining Room
- The dining room is on the ground floor off the entrance
hall. It has one table 85" (216cm)long and 39"
(100cm) wide with an underspace of 28" (70 cm) and
a table height of 30" (76 cm)
- Chairs do not have arms and from floor to seat it is 18"
(45 cm.)
- All furniture is flexible and can be moved on request.
- Food allergies and special diets can be catered for.
Laundry
- Not available. However, an ironing board and iron are
provided in the guests' sitting room for their convenience.
Outdoor Facilities
- A garden with various patio and seating areas.
- A summer house for guests use, only accessible from the
garden.
Bedrooms
- There are 2 bedrooms, double is en-suite; twin room has
own private facilities and also has a wash-hand basin in
the room 31" (79cm) high.
- The door widths to all bedrooms are 30" (76 cm.)
- Double room has one double bed 24" (61cm.) high
- Twin room has two single beds Room 25" (63cm.)
- Furniture is moveable on request.
- Each room has a colour television with a remote control.
- All bedrooms have short pile carpet.
- There are armchairs with arms in all bedrooms.
- All bedrooms have both overhead and ambient lighting.
- All kettles are cordless.

Double Room 1 en-suite
- Door width is 30" (76cm.) and is inward opening.
- Available, unobstructed clear floor space is 42"

- Wash hand basin is 32" (81 cm.)
- Floor surface is vinyl.
All bathrooms have good overhead lighting and
shaver socket lighting above mirrors.
Grounds and Gardens
- The garden is accessible by a gate leading from the front
drive or from the French windows leading from the dining
room.
- All pathways are level.
- There are various patio areas with seating, consisting
of tables and chairs with arms or a bench with arms.
- The summer house is accessible via level paving and the
step-ledge is 4" (10 cm.) high.
- There is a sofa and table and chairs.
Additional Information
- There is no smoking within the premises but smoking is
permitted in the garden and ashtrays are provided.
- There is a full fire alarm system installed, escape route
is via the main front door.
- If assistance is required in the event of evacuation,
please notify us on arrival.
- Fire evacuation procedures are displayed in each guest
room.
- Owners can be contacted at all times via the main telephone
no. When owners are off the premises the main phone is diverted
to a mobile phone.
- Owners land line phone is cordless and can be used by
the guests for emergency calls.
